Job Scope
We are pleased to inform you your scope of job as follows:
Daily:
- Testing of light fittings in common areas.
- Replacement of blown lights and faulty light fittings in the common areas.
- Checking of the bathrooms accessories & common club’s facilities equipment i.e : shower, water tap, flushing cistern in toilets, gardens.
- Replace of leaking/ spoilt/ broken component parts as and when necessary.
- Maintain and record the readings of the Estate’s (water & electricity) consumption on its respective water and electric meter.
- Check fire escape exits and compliance to FSB requirements.
- Check all signs and signboards and exits lights are in good working order.
- Ensure all entrance/exits are clear of blockages.
- Ensure all CCTV systems are performing continuously.
Weekly:
- Check and test fire safety equipment. i.e: fire extinguishers expiry dates, hose reels and system are in good working condition.
- Check and test drainage system to ensure a free flow. Clear minor choke when necessary.
Fortnightly:
- Check consumer switch room, electrical risers and main distribution boards.
- Check and to ensure the timers and switches of the estate’s lightings are in good working order. General:
- Check and rectify power failure as and when necessary (rectification beyond his capability will be handled by ad-hoc electrical worker/s).
- Check, rectify and replace short circuit cable, timber switch, circuit breakers, fuse and any other electrical parts that are within his capability to handle as and when necessary.
- Inspect the electrical system with the professional engineer during the latter’s regular visits.
- Check doors and windows, their locks, hinges etc and carry out minor repair or change of lock as and when required (e.g. doors of refuse chute, electrical riser, etc).
- Any discrepancies work, beyond his capability and emergency breakdown etc must be brought to the attention of the Organization.
